Correspondent Lender Loan Funding: Who Decides?
How correspondent lender loan funding works, who controls delegated and nondelegated underwriting, and what changes when ownership or servicing transfers.
A clearer view of housing.
The Eleven Mortgage exit affects brokers with loans in progress. See what Benchmark confirmed and what funding, rate-lock and transfer terms need checking.
The Eleven Mortgage exit does not, by itself, tell a broker whether an existing application will close. Benchmark’s September 25, 2026 announcement confirms its decision to leave wholesale and correspondent lending to concentrate on retail, but provides no loan-level funding commitments. Brokers need written confirmation for each file before relying on an existing closing plan.
The affected division operates as 11 Mortgage, also called Eleven Mortgage. Benchmark’s continuing retail strategy does not establish a route for transferring pending third-party files. The release supplies no intake cutoff, final funding date, lock-extension schedule or servicing-transfer instructions.
Request written answers to the following questions. They are not a statement of Eleven’s wind-down policy.
| Issue | Confirmation to request |
|---|---|
| New business | Can this file still be registered, submitted or newly locked? Which channel and cutoff apply? |
| Existing pipeline | Will the lender fund this specific loan? What conditions remain, and what deadlines govern documents, signing and disbursement? |
| Rate lock | What rate and points are covered, when does the lock expire, and are extensions or relocks available? At what cost? |
| Correspondent purchase | If the correspondent funds the closing, will Benchmark still purchase the loan? Under which commitment and delivery deadline? |
For correspondents, identify the closing funder and the intended loan purchaser separately. Obtain confirmation from each relevant party before representing that the financing remains on schedule. Our explanation of who controls correspondent loan funding develops that distinction.
Establish the file’s status from its actual documents: the latest approval and outstanding conditions, lock confirmation, disclosures and lender correspondence.
A Loan Estimate cannot substitute for an approval. As the Consumer Financial Protection Bureau explains, receiving one does not mean the lender has approved or denied the application; it describes the terms the lender expects to offer.
A rate lock addresses pricing for a specified period, subject to its conditions. CFPB’s rate-lock guidance notes that application changes can affect a locked rate and extensions can cost money. The Loan Estimate shows lock status and duration but does not explain extension pricing. Request those terms separately.
For an Eleven file, ask an authorized operational contact to confirm whether it remains eligible to fund and what must happen next. Preserve the response with the loan documents. Authenticate any forwarded partner notice directly with Benchmark or Eleven before using its dates, fees or exceptions to advise a borrower.
When explaining lender and origination changes to an agent, give a file-specific update: which conditions remain, who must clear them and which dates the lender has confirmed. A general assurance that a file is “approved” leaves those questions unanswered.
A replacement lender’s willingness to review a file should not be presented as acceptance of the original approval or lock. CFPB warns that switching lenders means restarting the loan process and can delay or jeopardize closing. Assess an alternative promptly while keeping an accurate record of what the current lender has confirmed.
Ask the receiving lender to assess the actual loan scenario and identify the available product, required income and asset documentation, credit and property review, and remaining approval conditions. Include the existing condition list with the borrower’s authorized file materials so the review addresses unresolved issues.
Then establish the new costs and pricing. Obtain the receiving lender’s Loan Estimate where applicable and a separate lock confirmation if the borrower chooses to lock. Compare rate, points, lender credits, fees and cash to close. Ask which previously paid charges are refundable and which expenses would be incurred again; CFPB cautions that application and appraisal fees may be nonrefundable.
Document reuse requires a separate decision. For loans subject to Fannie Mae requirements, its appraisal-transfer FAQ permits a lender to accept another lender’s appraisal when applicable independence and Selling Guide requirements are met. That permission does not establish acceptance of a particular report or approval of the loan. Obtain the receiving lender’s decision before budgeting around reuse.
Have the receiving lender calculate the earliest feasible closing date, including disclosures and applicable waiting periods. For mortgages covered by the Closing Disclosure requirements, borrowers generally must receive that disclosure at least three business days before closing, according to CFPB’s guidance. An expedited underwriting review alone does not establish the complete closing calendar.
Compare that date with the purchase contract before promising continuity to the seller. If a delay threatens a contractual deadline or deposit, have the buyer’s real estate attorney review the contract and any proposed extension.
For a loan already closed, keep payment instructions separate from origination news. A mortgage servicer is the company receiving the monthly payments. When servicing transfers, the old and new servicers generally provide notices identifying the new servicer and the dates for redirecting payments, as described in CFPB’s servicing-transfer guidance.
Continue following the loan’s valid payment instructions. Verify any claimed servicing change through the servicer’s established contact information before changing where payments go.
The announcement alone does not establish whether your application is canceled or will fund. Ask Eleven for written confirmation of its status, remaining conditions and funding eligibility before changing the closing plan.
Do not assume that it will. Obtain the receiving lender’s own pricing and written lock terms; CFPB explains that lock policies vary by lender.
Possibly, depending on the loan requirements and receiving lender’s acceptance. Fannie Mae permits appraisal transfers subject to applicable requirements, but that does not establish acceptance of your particular report or approval of the loan.
A channel-exit announcement is not a servicing-transfer instruction. Follow valid payment directions and verify any transfer using the servicer’s established contact information and the dates in the servicing-transfer notices.
