UWM Credit Score Overlay Removal: The Limits

By The Housing Current Editorial TeamOctober 8, 20264 min read

UWM credit score overlay removal covers specified agency loans. Agency rules and loan conditions still apply, while scores remain relevant to pricing.

The UWM credit score overlay removal takes away the lender’s own minimum-score cutoff on specified agency products, effective October 7, 2026. UWM’s announcement gives brokers a reason to revisit files blocked by that requirement. Approval still depends on agency eligibility, verified information and outstanding loan conditions. Scores also remain relevant to pricing.

Which UWM products are included?

UWM says eligibility for the covered products will follow agency automated underwriting system (AUS) findings. Its announcement draws these boundaries:

Product group Treatment under the announcement
Fannie Mae and Freddie Mac conventional loans UWM minimum-score overlay removed
FHA, VA and USDA loans UWM minimum-score overlay removed
Jumbo, Bank Statement and Investor Flex loans Minimum scores remain

The release does not state the retained numerical minimums. Confirm the applicable product requirements before quoting an excluded loan. For ongoing coverage of changes at individual companies, see lender policies and origination.

Removing an overlay leaves agency requirements in place

An overlay is an additional lender restriction beyond the underlying program’s requirements. A file can satisfy an agency’s rules and still fail a lender’s stricter cutoff. Removing that cutoff changes the lender’s screening policy; the underlying program continues to govern the loan.

Fannie Mae’s Desktop Underwriter (DU) illustrates why removing a score floor does not eliminate credit assessment. For new loan casefiles created on or after November 16, 2025, its Version 12.0 update replaced the 620 minimum with a minimum credit-risk standard within DU. The release notes, updated November 5, 2025, also say lenders must continue requesting permitted credit scores for all borrowers.

Underwriting method matters too. Fannie Mae’s credit-score requirements retain separate minimum-score rules for manually underwritten loans, with specified exceptions. A DU policy cannot simply be carried over to a manual file.

FHA supplies a concrete agency limit. For a standard purchase with traditional credit, a minimum decision credit score of 500–579 limits financing to 90% loan-to-value. A score of at least 580 meets the score requirement for maximum financing, subject to other requirements. HUD’s October 8, 2026 Mortgagee Letter 2026-11 expressly confirms that these existing thresholds remain unchanged. Its new score-selection methodology applies to case numbers assigned on or after January 1, 2027.

In a hypothetical standard FHA purchase with traditional credit and a decision score of 550, removing UWM’s overlay would leave that 90% financing limit in place. The broker must still check the proposed transaction against the applicable loan-program requirements and every other condition.

What an AUS result still leaves to verify

An AUS evaluates the submitted loan information. The complete result matters: under Fannie Mae’s Approve/Eligible guidance, eligibility for sale remains conditional on meeting all approval conditions.

An Approve/Ineligible result can indicate acceptable credit risk while the transaction fails DU eligibility criteria. Fannie Mae’s Approve/Ineligible guidance directs lenders to review the data and the reason for ineligibility; any alternative route must meet the applicable requirements. A broker should not summarize both outcomes as “approved.”

DU findings also specify minimum verification requirements for income, assets, credit and property review. The closed loan and underwriting file must match the information supporting the recommendation.

Consider a hypothetical file in which DU returns Approve/Eligible using income that the documents do not support. The lender must resolve the discrepancy. Fannie Mae’s lender responsibilities include accurate inputs, review of contradictory information and resubmission when changed information requires it, subject to stated exceptions.

Other programs preserve lender responsibility as well. Freddie Mac requires documented creditworthiness and adequate collateral under Guide Section 5102.1. HUD says lenders cannot accept or deny an FHA mortgage solely from the TOTAL Scorecard assessment; FHA handbook requirements still apply.

For agents coordinating a purchase, a useful status update identifies the outstanding conditions and who must resolve them. See AUS approval versus clear to close.

UWM score-based pricing continues

UWM’s announcement expressly retains credit scores for pricing, including agency loan-level price adjustments (LLPAs). Fannie Mae’s pricing requirements tie LLPAs to the loan’s representative credit score and other loan characteristics. Removing an eligibility cutoff therefore does not establish the borrower’s interest rate or upfront cost.

Ask for the actual rate, points, lender credits and cash needed at closing. Discount points exchange more upfront cash for a lower rate, while rate-related lender credits reduce upfront costs in exchange for a higher rate. The CFPB’s explanation of points and credits, reviewed October 19, 2023, describes those trade-offs.

For illustration, one discount point on a $300,000 loan costs $3,000. That calculation does not predict UWM’s pricing or a particular rate reduction. A newly eligible borrower still needs to evaluate the offered terms with a licensed mortgage professional.

What to confirm before resubmitting a file

Start with the reason the file stopped: a lender score overlay, an agency eligibility issue, unsupported income, insufficient documented assets or another condition. That helps establish whether the overlay change addresses the obstacle.

Before communicating a financing expectation, confirm:

  • The exact UWM product and the requirements applicable to the file.
  • The complete AUS result, where applicable, and unresolved findings.
  • The documents needed to support the submitted information.
  • The available pricing and required closing cash.
  • How UWM will apply the change to an existing submission.

Frequently asked questions

Does UWM’s no-minimum-score policy guarantee approval?

No. Agency eligibility and loan conditions still apply. For example, Fannie Mae makes an Approve/Eligible loan eligible for sale only after all approval conditions are met. An AUS result is not a promise that the loan will close.

Does removing a credit-score minimum eliminate credit checks?

No. Fannie Mae’s DU release notes explicitly preserve the requirement to request permitted credit scores for all borrowers. DU also evaluates credit-report information as part of its risk assessment.

Will the overlay removal automatically lower my mortgage rate?

No rate reduction is promised. UWM says scores remain relevant to pricing, so compare the actual interest rate, points, lender credits and closing cash in the offered terms.
