September 2026 Rental Leasing Time: What 34 Days Can Tell You
September 2026 rental leasing time reached 34 days as vacancy fell. Use the median alongside property records to budget for the full rent gap.

The Q2 2026 rental vacancy rate was 7.3%. Read the regional estimates and survey limits before setting property-level vacancy and rent assumptions.
The Q2 2026 rental vacancy rate was 7.3%, unchanged from Q1 and not statistically different from 7.0% a year earlier, according to the Census Bureau’s July 28, 2026 Housing Vacancy Survey (HVS) release. That result does not establish a nationwide increase in rental availability. For investors, it provides market context but cannot supply a property's expected downtime or annual rental revenue loss.
The headline rates are not seasonally adjusted. Census reports a rounded 90% confidence interval of 7.1%–7.5% for Q2 in the release’s explanatory notes.
Statistical significance concerns the difference between estimates. Census’s reliability documentation describes tests that account for sampling uncertainty. A result that fails the test does not prove conditions were identical; it means the evidence does not establish a difference at the stated confidence level. Use Census’s published conclusions rather than trying to reconstruct a test from rounded figures.
The estimates can also be affected by errors beyond sampling, including missing or inaccurate responses. This release revised housing inventory counts from Q2 2020 through Q1 2026 using vintage 2025 housing controls. When comparing unit counts, use the revised series consistently. Census’s source and accuracy statement details those limitations and revisions.
The regional comparisons appear in Table 2 of the July release:
| Region | Q2 2025 | Q2 2026 |
|---|---|---|
| Northeast | 5.2% | 5.9% |
| Midwest | 6.6% | 6.9% |
| South | 9.0% | 9.5% |
| West | 5.7% | 5.3% |
Only the Northeast’s annual increase was statistically significant. The Q2 2026 rates in the Northeast and West were not statistically different from each other.
For underwriting, separate the level of rental availability from evidence that it is changing. A high regional estimate can justify investigating competition without establishing that conditions deteriorated over the past year.
These regional figures also combine single-family and multifamily rentals, as the Census FAQs explain. Assessing a property's competition requires a closer look at neighborhood, building type and rent band. Use our rental market data alongside evidence from properties that compete for the same tenants.
Under the Census definitions, the headline calculation is:
Rental vacancy rate = vacant year-round units offered for rent ÷ (renter-occupied units + vacant year-round units offered for rent + vacant year-round units already rented but awaiting occupancy) × 100.
Units offered for both rent and sale enter the numerator. Units already rented but awaiting move-in enter only the denominator.
Seasonal vacancies and units held off the market are outside this calculation. A property undergoing repairs can be held off market; the classification depends on its status. Census explains these exclusions.
An owner's operating statement may therefore count downtime that HVS excludes. A renovation can interrupt rental income while a unit is held off market. Before comparing the owner's vacancy percentage with HVS, check how the owner treats renovation downtime and units awaiting move-in, and whether all owned units enter the denominator.
The Q2 median asking rent for vacant units offered for rent was $1,531, according to Census’s July release.
It is the midpoint of the covered vacant-unit asking rents, rather than rents paid across occupied housing. Census records the amount sought at interview, which can differ from the eventual contract rent. The rent definitions make that distinction explicit.
Because the median describes the units available, a change in their mix can move it without any particular landlord changing a price. It cannot serve on its own as a rent-growth assumption for an existing building.
For a property forecast, collect comparable signed leases and identify concessions, lease length and included utilities. Asking listings help establish the competition; signed agreements provide stronger evidence of what tenants accepted.
A stock measure describes units in a particular status when surveyed. A property forecast needs the frequency and duration of interruptions over time. Even HVS's separate vacancy-duration measure runs only from the start of vacancy to the interview, not through the eventual move-in. Census’s duration definition explains this limit.
Multiplying the national percentage by 365 would not estimate the length of a typical vacancy spell. A stock rate alone cannot distinguish frequent short gaps from fewer long ones, and it covers a mix of properties unlike the one being underwritten.
Consider a hypothetical ten-unit building with identical rents, no units out of service and four turnovers in a 365-day year. At 30 vacant days per turnover, it records 120 vacant unit-days out of 3,650, or 3.3% annual physical vacancy. At 60 days per turnover, that becomes 6.6%. The turnover and downtime assumptions produce the forecast.
Revenue requires a separate calculation. In another hypothetical example, a tenant occupies a unit for a full year at a monthly rent of $1,500 but receives one free month. Revenue falls $1,500 relative to the same lease without that concession, while physical vacancy does not increase. Track concessions and unpaid rent separately, and value vacant days using each affected unit's rent.
For the next rental economics review, request renewal history, move-out and rent-start dates, preparation time, and achieved rents after concessions. Build a base case and a slower-leasing case from those records. A local property manager can help assess whether the comparable leases and downtime assumptions fit the property.
