Mortgage Escrow Surplus Refund: Timing
Learn when a mortgage escrow surplus refund is required, how the $50 threshold and payment status work, and why loan payoff uses a different deadline.
A clearer view of housing.
Check your mortgage payoff quote and good-through date, reconcile recent payments and fees, and keep a later escrow refund out of closing-day proceeds.
A mortgage payoff quote gives an amount tied to a good-through date. If funds will arrive later, request an updated quote or get written confirmation of an allowed adjustment before sending them. Use that dated payoff to estimate sale proceeds, and keep any later escrow refund out of closing-day cash.
For a U.S. home sale or final mortgage repayment, gather your latest mortgage statement, recent payment history and payoff quote. If you are selling, add the draft settlement statement and coordinate these checks with the other tasks in our home-selling guides.
Ask your current servicer for an official payoff statement. Supply the loan number, property address and intended payoff date, as described in Rocket Mortgage’s explanation, updated March 20, 2026. Have the closing coordinator confirm when funds are expected to reach the servicer. Save the request and its receipt date.
For consumer credit secured by a dwelling, Regulation Z generally requires an accurate payoff statement to be sent within a reasonable time, no more than seven business days after a written request is received. Follow the servicer’s reasonable request procedures; it may first verify a representative’s identity and authorization. A reasonable-time exception applies when bankruptcy, foreclosure, reverse or shared-appreciation mortgages, natural disasters or similar circumstances prevent meeting that deadline. Regulation Z, § 1026.36(c)(3)
Request the statement early enough to review it and resolve discrepancies before closing.
Principal is only one component of the payoff. The total can also include interest through the payoff date, unpaid charges and an applicable prepayment penalty, according to CFPB guidance reviewed August 28, 2026.
Read the quote line by line:
| Item | What to check |
|---|---|
| Unpaid principal | Which recent payments are already reflected? |
| Interest | Through what date is it calculated, and is a daily amount provided? |
| Fees and other charges | What is each charge for, and why does it apply to this loan? |
| Credits | Which payments or escrow funds actually reduce the quoted total? |
| Final payoff | Does the total match the figure on the closing coordinator’s worksheet? |
Ask for an explanation of unfamiliar charges before approving payment. Keep the itemized quote with the worksheet so you can trace any revision to a changed date, payment or charge.
Have the closing coordinator check the expected receipt date, permitted payment method, cutoff time and time zone against the servicer’s instructions. Repeat this check if funding is delayed. The signing appointment alone does not establish when payoff funds will arrive.
For a mortgage payoff, per diem interest means the daily interest amount used in the calculation. Use the servicer’s stated figure and instructions. In guidance updated February 19, 2026, Sage Servicing advises requesting an updated quote when the payoff date changes.
In a hypothetical example, assume the quote specifies $42.50 per day and the servicer authorizes a four-day extension with no other changes. The added interest would be $170: $42.50 × 4. That calculation helps check the revised amount; it does not authorize extending an expired quote yourself.
If funds have already been sent late, give the servicer the payment reference. Ask whether the loan was fully satisfied, what effective payoff date was used and whether any amount remains due. Get the answer in writing.
A payment made after the quote was prepared also needs reconciliation. Tell both the servicer and closing coordinator about it, providing the amount, date, bank confirmation and servicer’s transaction record.
A monthly payment can cover principal, interest, escrow and mortgage insurance, as the CFPB’s payment breakdown explains. Subtracting the entire payment from an older payoff quote can therefore produce the wrong result. Both principal and interest accounting may need revision, while escrow must be reconciled separately.
Resolve three questions before funding:
Request a revised quote or written reconciliation before changing the payoff amount. Do not skip a scheduled payment solely because a sale is planned; confirm upcoming payments and automatic drafts with the servicer. Track any later refund of an excess payment separately from the escrow reconciliation.
Ask whether escrow will reduce the payoff, be refunded afterward or move into an eligible new escrow account. A displayed escrow balance does not establish that it has been credited against the payoff.
For loans covered by Regulation X, the servicer must return remaining escrow funds under its control within 20 days after full payment, excluding Saturdays, Sundays and legal public holidays. The official interpretation permits netting escrow against the loan balance. With borrower agreement, funds may instead be credited at settlement to a new mortgage’s escrow if the new lender was the original lender, owns or is the assignee of the prior loan, or uses the same servicer. Regulation X, § 1024.34(b)
Build the proceeds estimate around the treatment confirmed in writing:
Estimate proceeds using a dated payoff figure, and update the estimate whenever the quote changes.

Confirm your forwarding address and request the final escrow accounting. Check any refund against the remaining balance after disbursements and any credit already used at payoff.
Retain three kinds of evidence:
Sage Servicing’s February 19, 2026 explanation distinguishes applying payoff funds from recording the lien release and notes that state law determines release timelines. Ask who will submit the document, what local deadline applies and when you should follow up. A payment receipt alone does not complete that check.
Use our mortgage servicing guidance for related account issues. Consult a local real estate attorney if a disputed payoff or missing release remains unresolved.
If you are keeping the home, arrange direct tax and insurance payments when escrow ends. Add those bill dates to your homeownership planning before closing out the mortgage records.
Ask the servicer whether the amount received fully satisfied the loan and whether anything remains due. Get a revised quote or written instructions for any permitted adjustment. Additional interest may be due; do not assume a printed per-diem figure automatically extends the quote. See Sage Servicing’s dated guidance.
Request a payoff quote for the intended date. Your statement balance may omit interest through that date, unpaid fees or an applicable prepayment penalty. CFPB payoff explanation
Ask the servicer to reconcile it first. The payment may already be reflected, and amounts allocated to escrow or insurance do not reduce principal. Obtain a revised quote or written confirmation of the correct amount. CFPB payment breakdown
Keep a promised later refund out of the cash budget for that closing until it is received and available. Ask whether the funds instead reduce the payoff or are being transferred to an eligible new escrow account; count them only once. Regulation X escrow treatment
Keep the confirmation, but separately obtain the recorded release document or recording reference. Ask the servicer or closing professional to check the applicable local process and deadline. Sage Servicing’s post-payoff explanation
