Mortgage Asset Report Expiration: Which Date?

By The Housing Current Editorial TeamSeptember 26, 20265 min read

Mortgage asset report expiration depends on data dates and DU validation conditions. A delayed closing may require fresh employment evidence.

Mortgage asset report expiration depends on which part of your loan the report supports and the dates in your lender’s underwriting findings. Keeping a bank account connected does not keep an earlier verification result current. If closing is delayed, the lender may need fresh employment evidence even while other documentation remains usable. That request alone does not mean your application has been denied.

This explanation covers Fannie Mae’s Desktop Underwriter (DU) validation service as of September 26, 2026, using the September 2 Selling Guide and applicable release notes. Ask your loan officer how these requirements apply to your loan program.

Identify the report’s dates and the DU deadlines

“Your bank verification expired” leaves several possible dates unexplained. Ask the lender to identify the report and the specific component—assets, income or employment—that needs attention.

Date or period What it means
Current As-of Date The effective date of the information in the asset report.
Report date The date assigned to the provider’s report, distinct from the day you downloaded a copy.
DU casefile creation date When the loan’s casefile was created in DU. Some report eligibility checks refer to this date.
Component close-by date The deadline in the DU message for the particular income or employment validation.
Note date The date used for the standard document-age check.

For income and employment validation from an asset report, Fannie Mae’s FAQs, updated November 2025, say the information effective date cannot precede DU casefile creation by more than 45 days. That is an initial eligibility test; it does not mean every validation lasts 45 days after closing is scheduled.

The history covered is also distinct from the age of the evidence. The initial report for income or employment validation must contain at least 12 months of account data from an authorized vendor. Twelve months describes the history examined, not how long the result remains usable. Fannie Mae introduced that requirement in its March 6, 2024 announcement.

One asset report can support different checks

An eligible asset report can supply evidence for assets, income and employment. DU compares recurring deposits with the income and employment information submitted by the lender. A successful employment check does not necessarily mean the report supports the income amount entered on the application, as Fannie Mae’s March 2024 release notes explain.

Each component also has its own timing rules:

  • Assets: The standard document-age ceiling is four months on the note date, subject to applicable exceptions. An older document must be updated. This general rule does not extend a shorter employment-validation deadline. See Selling Guide B1-1-03.
  • Income: For validation using an asset report, Fannie Mae describes a four-month closing window measured from the report data’s effective date. Use the actual close-by date in DU’s income message. See the March 2024 release notes.
  • Employment: For nonmilitary employment validated through asset data, the deadline is 15 calendar days from the report’s Current As-of Date or the next expected income deposit date, whichever is later. The July 31, 2024 release notes, effective September 20, 2024, established this dynamic calculation. Military employment has a separate four-month window under the validation FAQs.

Report type matters, too. For casefiles created on or after September 26, 2026, employment validated with a verification-of-employment or verification-of-income-and-employment report uses 10 business days from that report’s date. The September DU release notes, updated August 31, specify those report types; the change does not replace the asset-report calculation above.

These separate conditions explain why mortgage verification technology can reduce document collection while still requiring another check before closing.

When an employment close-by date passes

The employment close-by date governs whether the lender can retain DU’s employment-validation benefit, including related representation-and-warranty relief: protection concerning certain assurances the lender makes to Fannie Mae. It is not a standalone decision on the entire application. See the September 2026 release notes.

When employment was initially validated using asset data, the lender has more than one possible route:

Obtain a supplemental asset report for DU. This narrower report can support employment reverification. If DU successfully revalidates employment, it issues a new close-by date; the lender must meet that date and the other conditions. Fannie Mae’s September 4, 2024 announcement also removed the original requirement to use the same vendor as the initial report.

Use an allowed manual review. Under September’s guide, a lender must obtain the supplemental report within the required verbal-employment-verification timeframe for this manual route. It must then check account ownership, match the deposit details to the DU findings and income source, confirm the latest expected payment is present without missed payments, and resolve contradictory information. This manual route does not carry DU employment-validation warranty relief. See Selling Guide B3-2-02.

Refresh the full asset report. A full refresh can reassess assets and income as well as employment, according to the validation FAQs. Updated verification reports must be resubmitted to DU and successfully validated for the related enforcement relief to apply, under the September Selling Guide.

Before authorizing a digital bank verification refresh, ask which route the lender intends to use, whether you need to reconnect an account, and whether any charge applies. “Refresh” does not always mean ordering the same full report again.

A delayed closing with two different deadlines

Suppose a buyer’s asset report has a September 10 data date. Assume DU’s findings show an employment close-by date of September 25 and an income close-by date of January 10. The planned September 24 closing moves to October 2.

This hypothetical buyer needs the lender to address the September 25 employment condition. The later income date does not extend that employment result. The earlier employment deadline also does not, by itself, establish that every component has failed.

A useful request is specific: “Please identify the expired condition, the evidence you need and the new deadline once it is reviewed.” Add that confirmation to your plans to prepare for mortgage closing, before rearranging movers or taking another day off work.

Keep refreshes, access requests and corrections separate

A refresh seeks newer evidence. Revoking access concerns permission to retrieve account data. Correcting an error concerns whether the information is accurate. Each calls for a different response.

If access is your concern, review the provider’s controls and manage bank-link access separately. If a balance or deposit is wrong, compare the report with your bank records and tell the lender exactly what differs. The CFPB’s financial-data-sharing guidance recommends checking access frequency and cancellation controls, and contacting the service provider, aggregator or bank as appropriate when data is inaccurate.

Ask the loan team to specify whether it needs newer evidence, renewed access or a correction, and what action you need to take.

Frequently asked questions

Does an expired DU close-by date mean my mortgage was denied?

An expired close-by date alone does not mean your application was denied. The lender cannot rely on that validation benefit beyond its deadline without addressing the requirement. Fannie Mae provides employment-reverification options, so ask which condition needs new evidence and whether anything else affects approval.

Can one asset report validate income and employment with different deadlines?

Yes. Income and employment have separate validation conditions even when they use the same report. Check each applicable DU message rather than assuming the later date covers both.

Will a supplemental asset report refresh my income and assets too?

A supplemental deposit-based report is designed to support employment reverification and may omit balances and deposit amounts. A full asset-report refresh can trigger broader reassessment, so confirm which report the lender is requesting.

Does keeping my bank account linked prevent expiration?

No. Permission to retrieve data and the dates governing a particular verification result are separate. Ask whether the lender has obtained updated evidence and completed the required review.
