Manhattan Q3 2026 sponsor inventory fell as resale condo listings rose. See what the counts exclude and what buyers need to check at each building.
Corcoran counted 564 sponsor listings in Manhattan for Q3 2026, down 22% from a year earlier. Its inventory measure excludes unsold new-development homes that have not been listed, so the count cannot establish how many apartments a particular developer still has to sell. Corcoran’s report, pages 7 and 23
Corcoran, a real estate brokerage and the report’s research producer, published its third-quarter release on October 2, 2026. For buyers comparing sponsor offerings with resale condos, the distinction between listed inventory and unsold homes matters as much as the direction of the change.
The report measures inventory two weeks before quarter-end, placing this snapshot in mid-September rather than on September 30. The count includes Corcoran Reserve and Compass Private Exclusives. Unlisted, unsold new-development units—what Corcoran calls shadow inventory—are excluded. Inventory methodology, page 23
A search of public advertising therefore cannot necessarily reproduce the count, because specified private channels are included. And an apartment’s absence from the count does not prove that it has sold.
The listed total gives no estimate of the excluded homes. Nor should a buyer assume that an unlisted apartment is available for purchase now. Ask the sales team whether it is being offered, at what price and with what expected delivery date.
When comparing housing inventory data and reports, match their coverage and cutoff dates before treating differently defined totals as competing estimates of the same thing.
| Listed segment | Q3 2025 | Q3 2026 | Annual change, rounded |
|---|---|---|---|
| Sponsor/new development | 726 | 564 | −22% |
| Resale condos | 2,726 | 2,875 | +5% |

For a buyer willing to consider either category, the practical response is to search both. The sponsor decline alone gives an incomplete picture of the alternatives worth investigating.
The resale increase, however, does not establish that suitable substitutes exist for a particular sponsor apartment. Narrow the comparison to neighborhood, purchase budget, layout, floor, condition and intended move-in date. A larger borough-wide pool offers little help if the additional homes do not meet those requirements. Use local housing market research to identify alternatives that do.
Corcoran’s release says developments launching sales during Q3 contained 286 residences. That is a project-unit total associated with sales launches, not a count of finished homes. October 2 release
Consider a hypothetical 40-home project that opens sales before the inventory snapshot, lists 10 apartments and has no sales yet. Its project total is 40, while its listed stock is 10. Adding those figures counts the listed apartments twice. Neither figure establishes how many homes are physically complete.
Transactions require a separate timing check. Corcoran projects current-quarter closings and signed contracts through quarter-end; prior-quarter sales and price figures are revised in subsequent reports. Transaction methodology, page 23 Those quarterly activity measures have a different time basis from the inventory snapshot.
Subtracting quarterly closings from this snapshot would not calculate remaining availability. Likewise, a sales launch does not establish a move-in date. Evaluate construction progress and occupancy documentation separately, using the occupancy checks for a new NYC condo when assessing delivery.
Turn the borough-level signal into a dated comparison of actual choices. Request a unit schedule from the sponsor’s sales team that distinguishes apartments already closed, under contract, currently offered and retained but unlisted. Confirm what date the schedule represents and clarify ambiguous labels such as “reserved.”
Then test the specific scarcity claim. If someone says only one comparable apartment remains, identify the comparison: the same bedroom count, line, floor range, outdoor space or price? Ask whether additional matching units are planned for release. An answer about one layout should not become a statement about the whole building.
For each serious sponsor and resale alternative, assemble the asking-price history, recent comparable closings, documented concessions, recurring charges and expected closing timetable. Seek evidence of current competing offers rather than inferring competition from the borough’s inventory decline. For an investment purchase, also check rental restrictions before treating two apartments as interchangeable.
Have a New York real estate attorney review the offering plan, applicable amendments and proposed purchase contract before you commit. Include promised completion dates and concessions in that review.
A useful negotiating position identifies a home you could actually buy instead, with comparable costs and timing. Ask the agent to document that alternative before accepting a scarcity argument or deciding how much to offer.
